  LISTING TIPS:

Getting ready to list your house?  There are several steps that you can take to assure that your house is ready to go on the market.  Remember… in most cases less is better when preparing your house to be shown to potential buyers.  Below we have listed some of the simple inexpensive tips that will make a difference to any buyer.

1.  Make sure that the rooms in the house do not have clutter.  Pack away anything that is not necessary to your everyday needs.  Some of the most obvious things around your house can change the emotions of a buyer.  Simple things like stacks of games, magazines and trinkets under tables or on shelves can be stored.  Pictures of family members and personal items are better not displayed while showing your home. Buyers like to imagine their own items in these places and tend to have a hard time visualizing this when they are saturated with your items.

2.  To much furniture!  Remove pieces that are not needed to make the space look larger.

3.  A fresh coat of paint can do wonders to a house.  It's inexpensive and will change the look of the rooms.  It will also help remove unwanted smells that may have collected, giving the house a fresh look and smell.  We suggest that you use neutral colors through out the house, a buyer wants to imagine colors that they like, not see colors that they may dislike. 

4.  Most buyers do not want to see or smell your pets, their food or litter boxes.  Pack these items away and remove animals from the premises. Do not use flowery deodorizers to cover up animal smells. Brewing a fresh pot of coffee or baking a batch of cookies is a much more effective way to make your house smell homey and nice.

5.  Keep up the yard! People know that a well groomed yard means that you as the seller take pride in the looks of your house and its maintenance. Also, adding some flower baskets or boxes can add a splash of color and make a yard (the first thing you see) very inviting.

Much of buying a home is emotion. If you are immediately turned off as a buyer by smells or colors you may move on to the next property. Especially in this market where so much is available.
